This Week's Real Estate Trail Conditions

Inventory keeps building on the Western Slope, and this week's numbers show the trend picking up steam. Here's where things stand as of September 29.

  • Active listings climbed to 1,081, the sixth straight weekly increase. New listings over the past 30 days also rose, to 301.
  • Price reductions eased down to 424, from 444 the week before.
  • Pending sales trended down again, to 181 after last week's dip to 204.
  • Homes sold slipped slightly to 209, giving back last week's small gain.
  • Median days on market ticked down to 67, essentially holding steady.
  • Absorption rate (months of supply) jumped to 5.97, up from 5.11, the biggest weekly move in that number in over a month.

The story this week is the same one we've been tracking, just more pronounced: supply is building faster than demand is keeping pace. Nearly six months of absorption means buyers are working with real leverage and real choice right now. Pending sales easing off for a second straight week suggests some of that new inventory is taking longer to find a match — worth watching, but one week of data isn't a trend on its own.

As always, read these as directional trends rather than a forecast. Every property and neighborhood tells its own story.
