This Week's Real Estate Trail Conditions
Fall is officially here, and Grand Junction and Mesa County's market kept adding inventory this week. Here's where things stand as of September 22.
- Active listings rose to 1,043, the fifth weekly increase in a row. New listings over the past 30 days also climbed, to 283.
- Price reductions edged up to 444, nearly flat against 442 the week before.
- Pending sales trended down to 204 after last week's jump to 216.
- Homes sold ticked up to 214, the first weekly increase after several weeks of late-summer slowing.
- Median days on market held steady at 68, the third week in a row at that mark.
- Absorption rate (months of supply) rose to 5.11, up from 4.72.
The big story is supply. Inventory keeps building, and absorption crossing five months means buyers have more choice than they've had all season. On the other side of the ledger, closings picked up a little, and homes are still selling at the same steady pace. It's the kind of gradual shift you'd expect as the market moves into fall, not a sharp turn in either direction.
