This Week's Real Estate Trail Conditions
Grand Junction and Mesa County's market picked up a bit of pace this week — here's the read as of September 15.
- Active listings ticked up to 1,020, the fourth straight weekly increase and the most inventory buyers have had to choose from all month.
- Price reductions trended up slightly to 442, continuing a small rebound after easing off a couple weeks ago.
- Pending sales jumped up to 216, a solid step up from 203 the week before — a good sign for deals actually getting done.
- Homes sold trended down to 211, continuing the gradual late-summer slowdown on the closing side.
- Median days on market held steady at 68, the second straight week at that mark.
- Absorption rate (months of supply) eased back to 4.72, down from 4.97 — a small step back toward balance after a few weeks of climbing.
It's a mixed but healthy-looking week: more listings and more pending deals point to a market with real activity, even as closed sales tick down and absorption backs off its recent climb a touch. None of this points to a dramatic shift in either direction — supply and demand are still finding their footing heading into fall.
