Grand Junction and Mesa County's market kept its steady late-summer rhythm this week — here's the read on where things stand.

  • Active listings ticked up again, now at 1,008 — the third straight weekly increase, giving buyers a bit more to choose from.
  • Price reductions trended down, easing off after climbing for a few weeks — a sign sellers are finding pricing that sticks.
  • Pending sales trended down slightly, a normal pace for this time of year.
  • Closed sales trended down as well, continuing the gradual late-summer slowdown.
  • Median days on market ticked up to 68, from 67 the past two weeks.
  • Absorption rate (months of supply) rose to 4.97, continuing its steady climb from 4.83 a couple weeks ago.

None of this points to a dramatic shift — it's a market gradually giving buyers a bit more room to breathe after a stretch of faster-moving conditions. Rising absorption and a slight uptick in days on market both lean the same direction: a touch more time and a touch more selection for anyone shopping right now. If you're selling, realistic pricing and patience continue to matter more than urgency.
