The Grand Junction real estate market is a popular one, even for the FSBO (for sale by owner) crowd. However, that doesn’t mean that you can just jump right into it, find an ideal property, and make a great deal. For that you would want to work with a buyer’s agent, but a lot of people don’t believe that it is necessary.
Why not? Well, when shopping for Grand Junction real estate outside of the more traditional MLS listings many buyers feel that they need to approach things differently. Some don’t even realize that there are such things as buyer’s agents.
However, before you move forward on any Grand Junction real estate transaction, just consider too key reasons you should align yourself with a buyer’s agent:
1. DIY is for dummies – Although the people selling their own homes or properties may or may not be operating on an entirely independent basis, you don’t have to go that route. As it says – DIY is for dummies, and it is for those who want to be at risk. While you might think that you can peruse the many online ads, visit the different open houses, and use every possible alternative resource to find homes, it is not a guarantee that those homes are worth the price, in good shape, or a smart buy. Working with a real estate expert clarifies everything.
2. They do the work and you reap the rewards – The buyer’s agent is similar to the realtor in that they can do the negotiations, explain everything to you, serve as a buffer from difficult people or situations, and generally do the dirty work.
Any FSOB or non-MLS property may still have problems or risks. A good buyer’s agent can spare you from hardship and help you get the best results.
